Buying or selling a house?

These days, many people will own at least several properties over the course of their lifetime. I always like to talk to buyers before they finalize an Agreement to purchase a house. There are many things you may want to include in the Agreement and, once everything is signed, you can’t add things in later on. If a property has undergone renovations, can the vendor give you the building permits? If repairs are going to be done by the vendor before closing, how can you ensure the repairs will be done properly? A carefully drafted Agreement can address these concerns.      

Purchasing an investment property?

Property investment can be a good idea. But you need to think about it carefully. Does the property have enough cashflow? Are you prepared to do the necessary work to make sure you find good tenants? At the very least, you need to familiarize yourself with the landlord and tenant laws of the Ontario, including rent control provisions. A lawyer can provide you with a good overview of the nuts and bolts of owning an investment property, and recommend other professionals to help you with financial or tax issues.

 

Buying a small business? 

Buying a business is exciting (and terrifying). You’ve got the best chance of getting off on the right foot by investing in legal advice regarding the Offer to Purchase. After the Offer is signed, a lawyer helps make sure that ownership is transferred and that you won’t be on the hook for any unforeseen liabilities. 

 

Worried about how to document a business deal? 

People often team up with others in order to launch a new venture. Each person brings different experience and equity contributions to the table. It’s always useful at the beginning of a business partnership to think about how the association will end. Like other relationships in life, business relationships aren’t forever. It makes sense to plan for this eventuality by putting a partnership agreement in place when things are still amicable.
